Access Statement for The Byre Self-Catering Cottage
Introduction
- The Byre is a brick built, detached, 19th Century barn conversion, situated in the grounds of a country estate on the edge of the hamlet of Welsh Frankton, near Ellesmere, 500 metres down a country lane just off the A525 trunk road.
Pre-Arrival
- We have our own website together with web pages on other tourism websites which provides a description of the Byre, facilities and photographs of all the rooms and garden etc.
- Bookings can be made directly from the website, email, telephone or by letter.
- Guests are provided with written directions to the cottage and postcode for satellite navigation reference.
- The nearest bus stop to Oswestry and Ellesmere is in Welsh Frankton approx 800 m away.
- Gobowen Railway Station (Shrewsbury – Chester Line) is 4 miles away.
- The nearest public telephone box is approx 800 m away in Welsh Frankton next to the Village Hall

Arrival & Car Parking Facilities
- The Byre is situated in private partly sloping grounds and has private vehicular level gravelled ground access and parking for 3 cars. The garden and grounds are fenced for privacy for guests and dogs. Ease of access through double gates enables direct unloading to the front door.
Main Entrance
- The entrance to the Byre is through the front door. The key for the door is provided on arrival.
- The double fully glazed front door is 1.14 m wide x 1.97 m high. The key hole is 93 cm high from the ground.
- There is a slight step of approx 5 cm from the paved area at the front into the entrance of the Byre. The door opens into the dining room/lounge. There is a light switch on the right hand side of the door for internal, staircase and external lights. There is a mat directly inside the front door on top of red quarry tiles. On the dining table is the Welcome/Information pack which has details about the Byre.
Dining Room & Lounge
- The front door leads directly into the lounge/dining room 3.53 cm X 3.95 cm by 2.2 cm high.
- The ground floor throughout is covered in red quarry tiles with a large rug positioned directly in the centre of the room. To the rear of the lounge is a 3 seater leather settee. To the left of the settee is a small pine coffee table with a CD/Radio/Cassette player and lamp.
- There is a flat screen TV/DVD television with remote control on a separate pine table. Directly above on the wall is a fire extinguisher. To the right of the lounge is a circular dining table and three metal framed dining chairs with loose padded cushions. The open plan staircase leads from the dining area. The enclosed space underneath is used to store the hoover, ironing board, mop, broom. The electricity and trip switch meter is also in the cupboard. The staircase has a landing area of 95 cm x 85 cm one step 22 cm up from the dining area. Above the landing area is a coat rail 1.60 cm high with 6 coat hooks. Carpeted with a light coloured short pile mixed fibre carpet. There is one handrail to the left 80cms above the treads. From the bottom landing there are 11 steps to the upstairs bedroom landing point. The lowest head clearance on the stairs is 1.81 cm.
Upstairs Bedroom
- The staircase from the bottom landing leads directly into an open gallery bedroom. The bedroom is 4.2 m x 3.5 m, carpeted with a light coloured short pile mixed fibre carpet. The ceiling is 2.4 cm at its highest point and slopes to 1.1 mat its lowest point. Directly to the right of the bedroom landing is a pine mirror. To the left of the bedroom is a pine dressing table and tilting Victorian mirror. There is a super king sized double bed, which unzips to make 2 single beds. All bedding is cotton with non feather pillows and quilt. There is a single pine bedside cabinet to the left with bedside lamp and radio/alarm clock. The space to the left is 1.1 m wide. To the right is a pine bedside cabinet. The space to the right is 1.3 m. At the far end of the bedroom is a pine chest of drawers and a single pine mirrored wardrobe with wooden clothes hangers. A hairdryer can be found in the chest of drawers.
- Between the chest of drawers and wardrobe is an electric oiled filled radiator. Either side of the bed are velux roof windows with fitted shade 1.32 m from the bedroom floor. The roof window to the right is a designated fire exit which is clearly marked in case of emergencies.
- To the right of the bedroom under the eaves is a small pine blanket chest.
- There are two separate sets of halogen spotlights in the ceiling operated by a switch at a height of 1.1 m from the floor directly at the top of the stairs.
Ground Floor Bathroom/Shower Room
- This is accessed from the lounge, the latched door being adjacent to the settee. The door is 66 cm wide x 1.9 m high.
- The toilet seat is 40 cm high – the space to the right is 20 cm and to the left 19 cm. The sink height is 81 cm. The height of the toilet roll holder is 72 cm from the floor.
- The step into the shower cubicle is 24 cm high and the width of the shower door when fully opened is 54 cm
- The height of the power shower unit is 1.5 m.
- The room also has a wall mounted heated chrome towel rail, extractor fan and electric shaver/light above the sink.
- The bathroom/shower room is lit by three separate ceiling spotlights. The floor surface is quarry tiled.
Self-Catering Kitchen.
- The kitchen is accessed from the living/dining room one step up 21 cm from the living/dining area. To the left below the front window is a sink unit with cupboards and drawers beneath for saucepans, washing up materials and kitchen utensils. In the far left corner are additional storage cupboards for glasses, and standard crockery. Directly in the far left hand corner is a washing machine. The work surface throughout the kitchen is 92 cm high x 60 cm deep where there is a stainless steel electric kettle and toaster. A double electric socket is directly above the work surface. A microwave oven is also available.
- In the far right hand corner of the kitchen is a fridge. Above are cupboards for general food storage. Next to the fridge is an electric oven. The oven door height is 49 cm high and the main oven door shelf is 33 cm high. Above the cooker there is an electric extractor fan with light. To the right of the cooker are floor and wall kitchen units.
- The kitchen walls are covered in ceramic tiles. The width between the units is 1.1 m. The kitchen is lit by one set of spotlights. The floor is quarry tiled.
Laundry
- There is front loading washing machine in the kitchen. The washing machine is 60 cm wide and 85 cm high. A drying rack is in the cupboard underneath the stairs. A retractable rotary washing line is in the Byre shed. To the right of the Byre is a fenced area for the rotary washing line.
Outside Faclities
- To the left of the Byre is small padlocked shed 2.1 m wide x 1.5 m deep x 1.8 m high for use by guests, walkers and cyclists with double doors 1.13 m wide x 1.78 m high. Inside there are coat hooks and puncture kits for cyclists. There is a rotary clothes line for drying clothes. There are items of garden furniture for guests to use.
- Between the shed and Byre are plastic bins for general household waste and recycled items, papers, tins, plastic and glass bottles.
- The area directly in front of the Byre is covered in gravel. The remainder is grassed with planted borders. There is a picnic bench on the upper terraced garden area.
